65 to 70 White Lion Street is a new commercial development for our Client LBS Properties, backing onto the vibrant Chapel Market. The building consists of six office floors arranged over lower ground to 4th floor in a stepped formation sympathetic to the surrounding existing residential and retail buildings. BHC were engaged to help with a cost plan to ascertain the viability of the approved planning scheme, which enabled the Client to formulate a successful bid for the site. The final contract build cost was reached with an open book negotiation with the Client and his professional team.

BHC worked with the design team to help influence the buildability and material cost as the design progressed from the original planning scheme to a new
‘urban commercial’ scheme with fair face concrete prevailing as a feature to clean uncluttered soffits and walls. The heating and cooling was switched
to an underfloor methodology and plant moved to a roof top plant room with an acoustic scheme maintaining rights of light and removing a double storey
basement plant room.

The front elevation is of dark brick and large glazed elements of curtain walling with bronze feature panels. The rear elevations have terraces with feature
screening preventing overlooking of neighbouring properties. A mixture of rendered panels and zinc cladding frame the large windows which are openable
to allow tenants the option of natural ventilation.
