BHC tendered this project for the Linton Group after successfully completing The Maple Building, previously known as Linton House, in Kentish Town for them. We were appointed after the first stage tender process and were then fully involved in the development of the design and carrying out an open book 2nd stage tender, prior to our formal appointment for the complete project.
This complex project is in a sensitive, residential area of Hampstead, and our early involvement included the agreement of an extensive construction management
plan and participation in a construction working group with the local stakeholders to communicate and discuss the upcoming works and their impacts
upon the local community, including residents, schools, church, village Shul, and public house. Due to the very restricted nature of the area, we entered
into detailed negotiations with Camden Council on the site logistics, which included changing the flow of the traffic and temporary road closures.
The site has a considerable slope and formation of the new three-storey basement to the rear required a high degree of engineering and ground movement
assessments to ensure that the adjacent properties would not suffer any damage during the works. An 800mm secant wall was selected as the most appropriate
form of construction requiring propping at two levels during the works to keep deflections to the minimum. Post excavation, this allowed for construction
of the new raft foundations, followed by an in-situ concrete frame. The envelope of the building is traditionally clad in facing brick and stone with
high performance windows.
Internally the building has been designed to a superior specification, with a high degree of individual detailing to deliver a unique building of quality
and refinement. Finished to exacting standards, the apartments include bespoke fitted joinery, stone bathrooms and the latest in-home entertainment.
The building has a shared underground car park and gym, and externally hard and soft landscaped gardens to provide a communal facility for the residents.
Throughout our works we maintained a strong relationship with our neighbour Christ Church Primary School. We enjoyed sharing what we do with the
children through show and tell sessions at the school and visits to site.
