BHC was employed to undertake the refurbishment of 10-13 Lovat Lane, an existing six-storey office building. The completed development provides nine high specification apartments from levels one to five, with basement and ground floor commercial space.

The structure, which had previously undergone a programme of refurbishment, comprised a concrete frame building with masonry envelope and timber joist
infill floors. The scope of works included stripping the building back to shell, before demolishing level four up to the roof to accommodate the new
configuration of windows. The front façade was extended in line with the existing elevation, giving increased usable space. A steel frame extension
was constructed to provide the new fifth floor and the structure was completed with a slate mansard roof.

Internally, the core areas have been reconfigured to accommodate the new building layout, including a new lift shaft and lift.

The site was located in the centre of a pedestrian only lane, making this a logistically challenging development.
