We were awarded this exciting project after taking part in a two-stage tender process. We were then employed by the Client to aid in the completion of
the design and refine the logistical issues to allow the project to commence to their programme whilst minimising the impact upon Shaftesbury’s iconic
Carnaby Street area.
This is the fifth project we have undertaken for Shaftesbury and their team. Over this period, we have developed an in-depth understanding of the importance
of how Shaftesbury developments are undertaken, with regard to both environmental impact and the overall management of their estate and ongoing
operations. This project frontages onto Carnaby Street itself and great efforts have been undertaken to ensure the works have limited impact upon
this major retail destination.
This mixed-use development involves the demolition of the existing 5th floor to create 15 new residential apartments with a central courtyard at roof
level. The remainder of the building is to undergo substantial structural alterations to provide a fully fitted-out, exposed office to the 4th
floor, gym shell to the 2nd and 3rd floors, with restaurant and retail shells to basement and 1st floor levels. The existing retail tenants at
ground floor level are to remain operational at all times during the works. A proportion of the island site is taken up with a large UKPN substation
and our works must be undertaken so as to have no impact upon the substation and its maintenance.
Externally the building is to be transformed with new fenestration throughout, new feature brickwork and some existing brickwork treated to give the
complete development a new and contemporary feel.
The upper floor and roof are to be fully metal clad to provide the residential part of the development with a different and bespoke impact.
We have undertaken lengthy negotiations with both the Client’s team and the local authority to ensure these major redevelopment works are undertaken
sympathetically to the very busy local area and the diverse local stakeholders.
